RENTERS

The location are equipped to house 8 people
Animals (1 cat or 1 dog) are welcome with all responsibility bearing on the renters.
It is forbidden to do camping around the house.

In the case of multiple or group rentals, one person should be elected responsible for documents and to then divide the fees among themselves. All renters are ultimately held responsible.
The representative will have to supply the names and addresses of all persons jointly renting the establishment. Those named will all be referred to as "the renter ".

REGULATIONS

The renter accepts the conditions of rental and has read all information concerning the contact, the housing situation, has asked all necessary questions, and has reserved the location in function of their own needs, and aspirations.The owner has then responded with a letter confirming the details of equipment, description of the site, leisure activities, view, access, services and rental practice, etc.

This rental agreement is subject to "conditions d'usage" (Civil Code, art. 1713 à 1762) and more specifically the following that the parties agree to execute fairly:

It is a seasonal and furnished rental house. Sub-letting is prohibited.

As to the owner, to offer lodging according to acceptable norms and the description, exempt of any flaw that would interfere with normal use.

For the renter, occupy the location peacefully, by keeping up the property and returning it in
excellent condition for the owner with all dues paid .

As for the renter, inhabit the property peacefully, maintain it and return it in the same state of cleanliness and maintenance.
Use of the swimming pool is strictly under the responsability of the renter, and the renter will use all safety precautions, particulary concerning children.

Fire is prohibited on the property and in the wooded areas surrounding the property (with the exception of areas designated for fire, such as the fireplace or barbecue).

LA LICORNE

A wide enclosed private garden, 1200 sqm, with opportunity to eat outside and barbecue on terrace with a bar.
A house (156 sqm) with:

Ground level:

  • a wide single room (75 sqm), very sunny, including a fully equipped kitchen corner (fridge, freezer, microware oven, dishwasher, washing machin, self-cleaning oven, dishware and ustensils, aron and ironing board, duster)
  • living room: television set, DVD, leather convertible sofa and stereo) and dining room with oak furniture

First level:

  • Two bedrooms: each one with double bed and wash-stand, one with an added small bed
  • One bathroom: bath and shower
  • One toilet
  • Two connected rooms one with two beds (90 cm), the other with a double bed (140 cm) with bathroom : shower and toilet
  • Second bathroom with shower and toilet

ADDITIONAL INFORMATION

The swimming pool presents 3 secure entrances among which 1 personal for every gite.

Cellular phones work fine.

Occasionnal internet access can be arranged through the medical osteopathy office secretary.
The house has central heating that is off during summer and a large fireplace in "La Demeure".

"La Licorne" has heated tile flooring on the ground floor, and electric heaters on the first floor.

The voltage is 220 every where.

Cleaning supplies are furnished. All kitchen, bathroom, and bedroom linens are also provided.
Garbage: you have to put your domestic garbage in the container at the top of the driveway on Sunday evening
Glass paper and plastic recyclables are picked early mornings on Wednesday so you have to bring them to the top of the driveway on Monday evening in the small blue container.
The leisure facilities are at the renters' disposal under their one and full responsabilily.

Renter must be attentive to the dangers of these facilities regarding children.

In case of damages of these facilities imputable to the renter, repairs or subtitution will be eventually charged to the renter.
Each house has its own enclosed garden.

RENTAL PERIOD


The rental period must be for a minimum of 7 days during the high season.

The rental period begins Saturday at 5 pm and ends Saturday at 10 am.

Arrival must be from 5-7 pm the departure on Saturday morning from 8-10 am.
The rental period cannot be prolonged without the written consent of the owner.

The renter should schedule a time slot for the "state of inventory" 2 days in advance.This should be done immediately before departure and the keys returned at the same time without delay.

RENTAL FEES

The rental fees are priced for the week and will depend on the time period reserved.

Prices are not calculated according to the number of persons.

Prices are according to seasons of demand-high, mid, and low seasons.

CONDITIONS: PRACTICAL INFORMATION


All postal mail sent to the owner should be traced with proof of reception with the exception of internet reservations.
You will find a pre-reservation questionnaire on the web site that you are visiting.

The owner will send a reservation confirmation packet by mail to the renter.
The final confirmation will be validated by the owner in function of availability and after the reception of the complete paperwork and the rental deposit, 25 % of the rental.
A receipt will be given to the renter.

The full rental fee will be due one month before the date of stay. Otherwise the reservation will be cancelled and the deposit will be kept by the owner as "dommages et interêts" under the responsability of the renter.

The renter will give to the owner at the time of arrival a damage guarantee of 20% of the rent. The guarantee will be returned in less than 30 days after departure. A deduction will be taken from this amount for damages stated at the time of the "state of inventory" and at the return of the keys.
The owner has 4 days after retuming the keys to claim any hidden damages that will appear later.The renter will be advised by a traced postal letter. If the guarantee is insufficient, the renter will have to pay the difference.

It should be known that the law requires all damage guarantee checks must be cashed and also have to be returned to the renter within 3 months time.
At arrival, an "inventory" form will be filled out. At departure this will be done again. The renter disposes of 24 hours to declare damages to the property or discrepancies in the facility with the exception of cleanliness, which will be determined at the time of arrival.

DEPARTURE

Before leaving, the renter must put all objects in their original place. The rental must be returned in a perfectly clean condition: including the floors, sinks, showers, dishes, kitchenware, oven, fridge and freezer (left open and emptied), garbage emptied and taken to the end of the driveway. Anything left undone will be deducted from the guarantee (200 Euros).

In the case of departure outside of anticipated times, the state of rental forms will be filled out unilaterally by the proprietor and the following renter. The renter is held responsible.

CANCELLATIONS

The renter disposes of 7 days to retract the reservation after the reception of the completed reservation file, without penalty. Thereafter the reservation is considered final.
Other than cancellations because of late or non-payment of fees, cancellations will not be considered outside of these exceptions:

By the renter: death, accidents or illnesses needing the hospitalization of the renter, their spouse, descendents or parents. For a group of renters, this situation should include more than 50% of the group. The amount paid will be reimbursed with proof of situation and only if the proprietor has been notified at least one month before the beginning of the rental period. In any other case, the amount paid will be kept by the proprietor as damages.
In the case of an interrupted vacation, the amount paid will not be reimbursed unless in the case of proof (constat d'hussier) that the interruption was due to the rental itself (unexpected nuisances).

By the Proprietor: In case of situation in which the vacation is cancelled by the proprietor, due to uncontrolled forces, at the latest delay, one month before the beginning of the rental period, the amounts paid will be reimbursed in their totality to the rental.

For all other differences between parties, the renter can see with the local court.

ACCES TO GARLIN:

Railway: PAU railway station

Airport: Pau/Uzein (35 km from Garlin) or Tarbes-Ossun (50 km from Garlin)

Freeway: exit at PAU, and head right towards Bordeaux (Serres-Castet). You will arrive in Garlin after approximately 30 km

At the first Garlin exit, turn right and continue to the intersection. Here you will be forced to turn, Take the left and you will see the house from here. It is in front a little to the left at the end of the driveway lined with trees (300m).

It's at 63 rue de Pyrénées.
If you are lost, you will certainly arrive at the city center square "La place du Marcadieu" in front of the Pharmacy. From here take the Road to Sévignacq, in front of the Pharmacy, which is also la Rue des Pyrenees. It's the last House on the left and will have a long driveway lined with trees.
